Construction Loans
Thanks to a strong partner relationship with Alliance Financial, Adair customers are able to obtain construction loans that easily transition into traditional mortgages at their homes’ completion—and include equity gained through the building process on Day One.
These One Time Construction Loans (OTC) only require one qualification process—and include a long-term interest rate lock, with an additional one time FREE float-down option.

Loan Types
Conventional Loan
Conventional loans are a type of mortgage loan that are not insured or guaranteed by the government. The loan is usually backed by a private lender, and insurance for the home is paid by the borrower. These are the most common types of loans, and offer buyers more flexibility than government-backed loans. In general, Conventional loans have stricter credit requirements than government loans.
FHA Loan
FHA loans are backed by the Federal Housing Administration, and offer individuals with lower credit scores, an affordable housing option. This loan requires a minimum 5% down payment, and buyers should expect to pay a monthly mortgage insurance premium in addition to their mortgage.
VA Loan
To qualify for a VA loan, you must be a previous or current member of the U.S. Armed Forces or National Guard - or have an eligible surviving spouse. This loan requires a 5% down payment, but there are no payments due during the build process.
Pre-Qualification
After you contact Adair Homes, we’ll put you in touch with a loan officer from Alliance Financial. With information provided by you, a prequalification letter is issued. In contrast, a pre-approval is verified financials (income/assets) with credit review.
“Sometimes customers’ credit scores are under 680. In these cases, our licensed loan officers can run simulators to give guidance as to what is needed to increase credit scores,” says Ryan Holtcamp. “We'll give you the game plan and you put in the effort. After you have followed through with our recommendations, we will review credit and re-engage with you to move the loan process forward."
Credit Requirements
Today's Conventional, VA, and FHA loans share a similar set of requirements:
• 680 credit score for conventional
• 670 credit score for FHA/VA
• Up to 47% max debt ratio for conventional based on AUS approval (automated)
• Up to 55% max debt ratio for FHA/VA based on AUS approval (automated)
